Terms and Conditions

§1 Damage to Property

Any damage caused to the property, furnishings, or equipment by guests or their associates will result in a compensatory charge, which shall be determined based on the nature, extent, and value of the damaged object. The owner reserves the right to assess and levy the appropriate amount at their discretion, which shall be final and binding.

 

§2 Removal of Footwear

Guests are required to remove their shoes in the designated entry area of the house upon entering. Failure to comply with this rule may result in additional cleaning charges, which will be levied to mitigate any damage or excessive dirt caused as a direct result of non-compliance.

§3 Proper Use of Outdoor Premises

The garden and all outdoor premises must be used appropriately. Guests are prohibited from engaging in smoking on the premises, lighting fires in the garden, or misusing any garden equipment. Violations of these restrictions will result in the imposition of a fine, which will be set at an arbitrary amount at the sole discretion of the owner based on the degree of damage or misuse. This fine will be in addition to any charges incurred for repairs or cleaning required as a consequence of the improper use.

 

§4 Noise and Quiet Hours

Guests are required to refrain from loud behavior or any disruptive actions in the garden or surrounding outdoor areas during the quiet hours, which are strictly observed from 22:00 to 07:00. Violations of this policy may result in fines or immediate action, including the possibility of early termination of the guest's stay without refund.

 

§5 Smoking and Drug Consumption

Smoking and the consumption of drugs or any illegal substances are strictly prohibited across the entire property, including outdoor spaces. Any breach of this rule will result in the automatic application of a cleaning fee, a damage reduction fee, and a penalty of 2,000 Swiss francs (CHF). Additionally, the breach will be reported to local law enforcement under the relevant Swiss laws governing 'Sachbeschädigung' (property damage). Further penalties may be imposed should additional damages or violations occur. Guests are hereby notified that this rule will be strictly enforced, with no exceptions.

 

§6 Alteration of Premises

Guests are prohibited from altering the settings of any electronic devices, utilities, or equipment provided on the premises. Additionally, guests are not permitted to move, rearrange, or in any way alter the placement of furniture within the property. Any actions to the contrary will result in fees necessary to restore the premises to their original condition.

 

§7 Restrictions on Footwear and Equipment 

Guests are not permitted to enter the house while wearing ski boots, as such actions pose a risk of damage to the floors. Likewise, bicycles or skis may not be brought inside the house, as doing so risks damage to the hand-crafted walls. Violations of this policy will result in a charge for cleaning and repairs.

 

§8 Firewood Usage

Guests are provided with an initial supply of firewood for use in the indoor fireplace. Should additional firewood be required, guests must purchase it directly from the property owner or local vendors. Only firewood sourced from these authorized providers is permitted for use in the fireplace. The firewood stored outside the house is intended for drying purposes and must not be used under any circumstances. Unauthorized use of this firewood will result in a fine of 150 CHF. Lighting fires anywhere outside the designated indoor fireplace is strictly prohibited, and any breach will be prosecuted under applicable laws and result in fines.

 

§9 Waste Disposal

Only waste accumulated during the course of the guest's stay is permitted to be disposed of at the accommodation. Disposal of waste brought from external sources, such as the guest's home or other locations, is strictly prohibited. As waste disposal in the village of Engelberg incurs a cost, any violation of this policy will result in a fine of 200 CHF to cover the additional costs of disposing of the waste and compensating the maid for performing this task.

 

§10 Parking

The property provides one underground garage parking spot, available for guest use free of charge. If additional parking is required, guests must request and reserve extra parking spots through resort management in advance, at a cost of 10 CHF per night. It is strictly forbidden to park vehicles outside of the designated underground garage, and any unauthorized parking will result in fines or towing at the guest's expense.

 

§11 Cleaning Fee and Tourist Tax A mandatory cleaning fee shall be applied to every booking. This fee will be clearly communicated to the guest during the booking process and is non-negotiable. Additionally, a tourist tax of 3 CHF per person per night will be incurred and charged after the booking is confirmed. Both the cleaning fee and tourist tax must be paid by all guests as part of their stay, without exception.

 

§12 Right to Early Termination of Stay

The property management reserves the right to terminate the guest's stay prior to the agreed-upon departure date if any violations of these terms and conditions occur. Misconduct or misbehavior, which includes but is not limited to smoking, consumption of drugs, housing unauthorized individuals, hosting parties, accommodating pets, damaging property, entering the house with prohibited items (e.g., ski boots, bicycles), inappropriate use of the garden, violating state or local laws, or breaching quiet hours, will result in immediate eviction. In such instances, no refunds will be provided. The determination of whether a guest’s actions constitute misconduct or misbehavior will be at the sole discretion of the property owner or management.

 

§13 Liability and Conduct

Guests are fully responsible for their actions and the actions of their party during the stay. The property owner or management shall bear no liability for personal injuries, loss of property, or damage to personal belongings during the stay. Guests are encouraged to maintain appropriate insurance coverage. All guests agree to comply with the terms and conditions herein, and acknowledge that failure to adhere to these terms will result in fees, penalties, and possible legal action.

By confirming a booking, the guest acknowledges and agrees to the terms and conditions outlined above, including all associated fees, fines, and penalties.
